As we move into December, the housing market in Norman — and throughout the Greater Oklahoma City metro — is showing signs of stabilizing. After several years of rapid increases, we’re seeing a more balanced market with steady prices and healthier inventory. Here’s what’s happening right now:
The typical home value in Norman is around $258,000, reflecting a steady 2–3% increase over the past year.
The median sale price is hovering near $295,000, showing modest year-over-year growth.
Inventory is improving, with around 420 active listings — giving buyers more options and easing the competitive pressure we saw in recent years.
Homes are still selling, but the pace is calmer compared to the post-pandemic surge.
Bottom line: Buyers have more breathing room, and sellers can still benefit from stable values — as long as pricing is realistic.
Across the metro area, home prices have climbed significantly over the last six years. Median prices rose from about $180,000 in 2019 to around $265,000 in 2025 — a strong upward trend that has now begun to level out.
